JUNE 2025 Market Update
June was a busy month for CLOSINGS from properties that went under contract in May. JNG is rolling out new listings after the busy 4th of July weekend, and we have several EXCELLENT properties available on Capitol Hill, including one on Kentucky Ave SE featured at the end of this newsletter.
The Feds met in mid-June to discuss interest rates; here’s a deeper dive on what’s going on with rates and why they haven’t budged much.
Mortgage Rates
- After peaking at 6.89% on May 29, the 30-year fixed mortgage rate has declined for four straight weeks, now resting at 6.77%. Meanwhile, the 15-year rate dropped from 6.03% to 5.89% over the same period, according to Freddie Mac’s PMMS data.
- The Federal Reserve held the federal funds rate steady at 4.25–4.50% at its June 17–18 meeting, maintaining a cautious stance amid lingering inflation and global uncertainty. Policymakers signaled that two quarter-point cuts are likely later this year.
- Fed decisions typically impact mortgage rates indirectly via Treasury yields; the current pause has contributed to recent rate modest declines.

Buyer Activity – Washington DC Metro
The home demand index across the Washington DC region remained steady, “registering at 101 this month, unchanged from the previous month and up from 88 during the same period last year.” Inventory and demand vary by pricing structure, with luxury homes seeing the biggest surge in demand, and entry-level homes slightly declining; meanwhile “mid-market segment saw a modest increase, reflecting gradual improvement, though demand remains constrained by ongoing supply shortages.”
