Summer brought the usual slowdown to Washington DC’s housing market — but underneath the seasonal quiet, the data reveals something worth paying attention to, whether you’re thinking about buying, selling, or simply keeping tabs on your home’s value.

30-Year Fixed Rate — August 2026
6.66% Per Freddie Mac (Aug 27, 2026). Rates hit a 2026 low of ~5.98% in February before rising on geopolitical tensions. The Fed held rates steady in July. Fannie Mae projects rates near 6.4% by year-end — modest relief possible. Notably, today’s rate is below last July’s 6.72%.

  • Median days on market: 30 days — up from June’s 23 days (summer pace), but 11.8% faster than July 2025’s [34 days Better Than Last Year]
  • New listings slowing — typical summer pattern; inventory remains lean, keeping supply-demand balanced
