Marketing Know-How

1: Hands-On Preparation Assistance

The homes that inspire buyers to take action are those with distinctive design and in pristine condition. It is vital to stand out from the competition. We craft a step-by-step custom checklist of pre-market improvements and inspired design techniques, then we personally help coordinate cost-effective execution of the list!

2: Staging Consultation

Once the prep and cleaning are complete, our in-house decorating team uses a combination of your furnishings (when present) and our inventory to ‘stage’ the home’s contents and décor. They create the look that motivates your target home buyers. This alone saves thousands in cost to our sellers, and generates many thousands in extra sale proceeds by delivering vision to the right buyer!

3: Best-in-Class Photography & Imaging

We will always go above and beyond the basics. In fact, we obsess over the visual details on photo day! We invest in top-quality, high-resolution photography for our virtual tours and professional brochures. From those images, we create inspiring online slide tours as well as immersive 3D walk-through experiences.

4: Professional Floor Plans

The custom floor plan we create of your home helps potential buyers understand the dimensions and flow, and picture themselves (and their belongings) there.

5: Direct Email Marketing to Local Agent Database

Each week, over 500 sub-market buyer agents (those proven by the sales data to be most likely to sell your home) will get updates on new or coming listings, open houses, price reductions, seller incentives and more!

6: Multiple Listing Service (MLS)

The MLS is the regional data source used by all Realtors to instantly share data on available properties. It also feeds a wide variety of local and national consumer search websites including Homesnap, Zillow, Redfin, and Realtor.com.

7: Keller Williams Listing Service (KWLS)

The Keller Williams Listing Service is a national property database that delivers enhanced in-depth details about our listings to 25 of the most-used consumer search portals, and delivers best possible search placement.

8: Front Yard Signs, Riders and Directionals

In order to best capture the foot and auto traffic near your home, signs will be used to display the listing status and directions to open houses.

9: Distribution of Flyers

We create beautifully designed card-stock flyers highlighting the details of your home that make it stand out from the rest. The two-sided, full color print piece includes interior and exterior photos. The flyers will be available at your property for potential buyers to take with them after a private agent tour or open house – and are primarily intended to drive them back to the inspiring online tours!

10: Consistent Public Open Houses

An open house will be held the first two weekends, as necessary, and then consistently afterwards at the discretion of the seller and agent. This is one of the best opportunities for potential buyers (before or after they schedule a visit with their agent) to view your house and ask us direct and specific questions to determine if your home fits their needs.

11: Stand-Out Print Advertising

When appropriate, we place large ads in the Washington Post Sunday Real Estate classified section and also utilize local and cultural community publications including the Hill RagCity Paper, and Northwest Current papers to capture the attention of specific buyer pools.

12: Buyer Agent Follow Up

Information about Buyer agents who show your home is accessed through their lockbox key. We then contact each directly to encourage, assist, and answer any additional questions about your home in order to facilitate a strong offer from their client.
